Typical 2026 schedules

  • Light tenant improvement (paint, flooring, light demo): 3–6 weeks of construction + 2–4 weeks of permitting.
  • Standard retail buildout: 6–10 weeks + 3–6 weeks permitting.
  • Restaurant or specialty buildout: 8–16 weeks + 4–8 weeks permitting.

Where projects slip

Permitting in Phoenix and Tempe is the most common slip. Mesa and Chandler are usually 1–2 weeks faster. Scottsdale historic-district reviews can add weeks.
